Marketing Plans

We create professional presentations of your home throughout all of our marketing efforts.

Coming soon postcards are mailed out to the renters in Coronado, including the 500+ units at the Broadstone Apartments. The post cards advertise a sneak preview on a Sunday, before it hits the MLS. The listing goes on the Multiple Listing Service the day after the preview, and the broker’s open is held that Wednesday. This would get the broadest exposure for the property.

If Frank and Connie find the buyer directly and represent both sides, they can save the seller money by reducing their commission from 5% to 3.5%. All advertising is done by Raindrop Marketing, a high-end marketing agency that also does the marketing for such companies as the San Diego Symphony.

The property will have extensive international, national, and local exposure, including local and AZ papers, online marketing sites such as Realtor.com and Zillow, military websites, e-blasts to local and countywide agents, e-newsletters to our contacts, Facebook advertising, and as a “Featured Property” on Coronado Times.

 

 
 

STAGING

Frank and Connie will help with staging the home. Here is one of their listings before and after staging. Knowing what to keep, and what to remove is important.

 

 
 

Improvements

If a seller is interested in making improvements, Frank and Connie will advise which ones make sense and will bring a higher sales price. The Spitzers can provide contacts for reliable people to do the work. This is a case-by-case basis, depending on budget.

 

 
 

Photography

Professional photos are critical to a listing since most shoppers select which homes they will visit by shopping online. Depending upon the home size, a quality video is sometimes a good addition.

 

 
 

Open Houses

Wednesday is the broker’s open house. Connie has a reputation in Coronado for good food at their open houses. This entices the agents to view their listing.

Communication is key to success

  • Frank or Connie will call you every week to update the progress on the listing.
  • Frank and Connie answer their phones, even after 5:00 pm and on weekends.
  • When showing their listings, agents call Frank to coordinate the showings, so the Spitzers have information to readily follow up after the showing.
    With 2 of them, there is always one of them available to show your property.

Frank and Connie normally market with the attached plan, however they will respect anything that you request them not to do. Communication is one of the most important factors. They will advise you, but respect and follow your requests.

 

 

Pricing: An Art and not a Science

Pricing is important. Buyers will look at similar properties that have sold near the listing that they are considering. If the home is priced too high, showings go way down, but at the same time, the Spitzers don’t want to leave any money on the table for their sellers.

Each home in Coronado has a different location, and location drives the price in Coronado. A home in the 200 block of C adjacent to 3rd Street has more value than a home on the opposite side of 3rd who has to cross traffic to walk to the grocery store. A home on the same block, located on the corner of 3rd instead of 2nd Street has a lower value because of the heavy traffic on 3rd. Proximity to the ocean, bay and view all come into play. Condition and how much money a buyer perceives that they need to spend will affect the price. Online pricing is inaccurate. Zillow, Trulia and others do not take specific locations or condition of the property into consideration. In Coronado especially, their estimates are inaccurate.

If you do not agree with pricing, let’s discuss this. The Spitzers would hate to lose the listing over the issue of price. Please be aware that a few agents inflate the price to give themselves an advantage in a listing appointment. However, if you can justify a higher price, the Spitzers are open to hearing what you have to say. Pricing is an art, not a science.
